I’m looking to buy my first house with my VA loan in a few months. I’m an E-4 with no dependents and only debt is a vehicle loan. I figure I’m not going to get approved for a whole lot, but that’s fine since I plan on turning it into a rental after a year.
Do you guys have any advice that you wish you knew the first time you used the VA loan? Or any tips in general? Thanks in advance!

Buy less house than you can afford. Have a minimum of 10% to put down to reduce the monthly payments and the VA fee. House hack with roommates. Don’t get in trouble and lose stripes. BAH goes down and your budget is screwed.
