First off first time home buyer here! Moving to the state of Texas but need some help and wanted to get insight from those who are seasoned here. What are the Pro's & Con's of getting the home inspection as not required. Also I am trying to understand concessions. Are concessions just closing cost for the fees of the loan and my realtors fees? If so how can I walk way with paying 0 out of pocket aside from earnest money. We have found a home and put an offer in but we said in the offer seller will pay 11K in closing but my realtor said we would have to raise the loan amount from our offer by 11K how does this work if the seller is paying the concesions?
