TSP Loan to Invest in Duplex?

Have an opportunity to buy my first investment property, but wondering where I should take the funds from? I have 8k sitting in a personal investment account waiting to max out next years Roth contributions and E funds (and will still have enough for 3 months of household expenses). But was wondering if borrowing against myself would be a good idea?
