PCS w/ House in Home State

As the title states I own a home at my current duty location and will be PCSing by end of year .

I'm trying to weigh my options as to sell or rent out my home with low interest and fair amount of positive equity that I can cash out on. Where I'm stationed is about 2hr away from my hometown which is nice but, the town here is a low income area, has poor schools, and subpar medical care. With all that being said, I am on the fence on whether I want to seperate in 3 years and If I do turn the home into rental property I have place to stay. I don't love the area but, it is affordable with a family.

Looking for pros and cons of selling/ or renting.
