Hi all – I have been reading some threads about home insurance companies dropping coverage for roofs if they worn out.
I am just curious- like how do they know the current condition? I know when you switch companies, they usually come by for a visual assessment.
But if it has been a few years – do they come check after X years or something?
Thanks for any input – was just interested in how and when they decide to drop coverage.

I’ve been through that. My home insurance did a surprise inspection after a few years. They sent someone to check the roof and reviewed their records. It’s stressful, but manageable.
During the application, you put in the roof age, so when it reaches x years old, they’ll change the coverage. Some carriers do reinspect, and they can use satellite images and/or drones. Other times, if you have a claim and they come out for that, they may notice other issues as well that will trigger a nonrenewal.
