Advice needed on creating a Lead Magnet for my newsletter

I recently launch my newsletter business, it’s about providing insights, strategies, industry updates, business analysis and curated content for business owners, C-suite, and aspiring entrepreneurs. As it’s in seed level, so I’m not net getting much subscribers. That’s why we thought to provide some valuable resource to our audience, and we’ll get their email address in exchange.

So we decided to create a complete business management blueprint to increase the subscribers of my newsletter. I have added some core topics, but I need some real life problems in business management that I can discuss in that blueprint. My newsletter's priority is to solve problems and make life easier for startups, SMBs, entrepreneurs.
