Has anyone in the past 3 months closed on an IRRRL? I was offered 1% by my current lender and haven't done any shopping around yet. Anything I should be weary of?

Currently in the process right now. I’m at 7.25 and being offered 6.25 but adding 2200 in closing costs. I also haven’t done any shopping around but definitely not wanting to add the 2200 of closing costs to my loan. Perhaps other lenders will have better options though.
