Guys – we got a letter in the mail with some photos of the exterior of our house. They included paint chipping off the old garage door and some stucco exposing brick on the wall and asked us to fix it. We do plan to fix it but can something like this be cause for raising rates? The broker who got us this policy says they aren't allowed to do so but want to confirm here

      No, won’t raise rates, but can cancel mid-term for not fixing in a timely manner or your policy gets non-renewed. Read the letter, it’s probably a “loss control” letter telling you what needs to be fixed and by when, your broker should know these things and advise accordingly.

    2. Best bet is to try to do whatever needs to be done to keep what you have. No matter how stupid or flimsy their reason. If you can do it before the cancellation/non-renewal date it’ll make life a lot easier.

      What is important is to also email your agent and confirm in writing “if I fix x, by x (date), please confirm they will rescind the cancellation. What you don’t want is to do all the work and then at the last minute they say “oh, and also the fascia board on the other side of the house” or something like that. Get clarity in writing, separate from the letter you received.
