I am considering buying a house at my first duty station and would like some advice for those who had successful or not so successful experiences with buying a house close to the base. I am an O1 with no dependents, but I am planning to have another O1 friend live with me during the 2-3 years we are stationed there. The townhouse (3 bedroom, 2.5b bath) is in the safest neighborhood in the area and is less than 2 miles away from the gate to get on base. After I PCS to a different duty station, I'm planning to use it as a rental property. I'm not currently eligible for the VA loan, but I am able to do a down payment so I think it could be doable. Any advice on home loans, renting, or just opinions? I get mixed responses from family and peers, some saying to just rent an apartment and others saying to buy a home at each duty station if possible…

      For service members

      If you’ve served for at least 90 continuous days (all at once, without a break in service), you meet the minimum active-duty service requirement.
