I got a letter I dont understand from a carrier for a homeowners quote. My house had a new roof put on from a hail claim in 11/23. In case it matters, the adjuster denied me saying I did indeed have hail damage but it was deemed cosmetic and I had a cosmetic damage exclusion on my policy. A subsequent inspection ended up getting roof replaced in full. I provided proof of the new roof on request to my agent for him to forward to the underwriter.

    It says they dont want to write me a policy because "Our reason for this action is the condition of the roof at the time of the 2023 loss. Specifically, aerial imagery as far back as 2020 shows the roof had granular loss and deterioration prior to the loss."

    Why do they care what the roof looked like before it was replaced? The carrier who sent me this letter is not the carrier I currently have; the one who bought the roof. My agent couldnt really explain it either.

    EDIT – just to clarify, I am still with the carrier that replaced my roof last year. They renewed me in 1/2024. The declination letter came from another carrier in response to a quote an agent was working for me.

      I’m not sure I’m following you. Can you type it out like “date of loss #1 – Nov 2023, claim denied by carrier A.” And then you changed carriers and had another claim for damage “date of loss #2 – April 2024, claim paid by carrier B.” But now Carrier A is telling you they don’t want to write you? Why would that matter if you’re with a new carrier now? Why are they even talking to you if you aren’t their customer any longer

      Or are you saying Carrier B replaced your roof and then after doing so, sent you a non-renewal letter?

    2. Sounds like they pulled aerial imagery of your property which shows your old roof. It was likely denied due to the old roof. I would have your agent follow up with the underwriter and provide current photos for reconsideration. Its also possible your claim history was considered in their decision.
