I signed a VA loan contract that had an amendment saying that it would be my primary residence for the life of the loan. I'm PCS'ing and am looking to turn the house into a rental. The loan office is willing to let me have tenants but they require a hardship letter along with a bunch of other documents.

    My question is what constitutes a hardship letter? Can I just say that I have military orders?

    1. Just forget you ever talked to them and move, turn it into a rental. If you lived there for a year you are good to go. When you move change insurance to a fire/landlord policy. You don’t need to communicate other than changing your address with them (mortgage company) after you move, which can usually be accomplished online.
