I'll be PCSing in a few months. Does anyone have advice/tips to share regarding renting my home out and finding a decent property management company to oversee it?
Be financially ready. It can be profitable over time, but it takes time. Everything maintenance related costs at least $300 no matter how small it is. All the maintenance PMs use tend to charge a travel fee. You home insurance will go up 50-100%
I have never met a person who liked their PM (myself included). They tend to not have any idea what’s going on with your house because they oversee 350 properties each. I had 2 maintenance fixes for every problem. If you can self manage, I would. Turbo tenant has all the stuff you would need.
Check your rental market. I have a house in AZ and rents have been falling consistently the last two years and don’t seem like they’re going to approve much over the next couple years
