The big question here is whether or not I should buy a home as part of my move or wait awhile.

Details: O-3 Grade, 34y/o, 13 years in, assume no down payment, 790+ credit score, 2 adults and a 50lbs dog that needs a decent yard, moving from MN, PCS orders will be included (I've never PCS'd before). Neither of us have owned a home before. Orders will be for 15 months and renewable; I intend to renew at least once, I am likely to renew into AGR after that.

I am worried about the time it will take to close. I hear VA loans can be very particular and that worries me. Having to move all my stuff from MN means I would like a smooth transition without an intermediate rental. This feels unlikely due to the tighter window of actually having orders.

I am taking recommendations, suggestions, and anything else offered. If you have experience doing something like this, tell me your story. If you are familiar with PCS orders, explain them to me. If you understand VA loans, help me out.

Thank you all for your time, I really do appreciate any help I can get in planning this out. I've been waiting since Memorial Day so it's been a real slog.

Should I buy a home? (Washington DC, NGB ADOS position, first home, VA loan)
