We’re selling our home. Accepted offer and buyer contracted a home inspector. Here is what has transpired:

    -A single dent in a box vent was cited as “hail damage” and we should have it inspected.

    -The buyer response to the inspection report said “seller should file a claim to have an adjuster look at it”

    -I have doorbell video evidence of the buyer and the inspector showing up at the beginning of the inspection and the buyer is listing out everything that we have upgraded and maintenanced over the five years we’ve owned the house. Including a roof inspection we did 6 months ago.

    -the inspector’s response in the video to that was “well let’s see what we can do and if not just wait til the next hail storm”.

    -the inspector is operating under a dissolved (expired in 2018) LLC and his reports that were sent all still have his LLC letterhead all over it
    -he is still licensed as a general home inspector

    Idk what to do, but this feels very much like I’m witnessing fraud. Is this normal?

    1. The buyer and his inspector are scamming you to get the price down.

      Carefully read your inspection contingency in your contract.

      You may want to send these people packing and look for another buyer.
