I just made an offer on a townhome after doing a walk through and good research on the home. Fantastic area, fair price and everything I'm looking for.
    The offer was accepted which was great.
    On the initial showing, I noted they had 2 cats and there was a litter box in the attached garage with a pretty good smell of cat feces and urine. You could tell during the home tour they had cats but it was not as noticeable as it was today as far as odor.
    Today during the home inspection, the inspector noted that every single room had 1 if not 2 outlet deodorizers and he could definitely smell the cats.
    When I walked into the garage again today with my agent and the inspector, I actually gagged. I can't get that smell out of my nose!
    Is this a legitimate reason to back out of my signed offer?
    I am worried that there is probably cat urine under the carpet, in the pad, sub floor etc.
    I own cats and people that come into my home have always said they had no idea I even had a pet.

    1. It can be. You can use an ozone machine to reduce smells like that, but it can get into the padding, which means it can creep back in over time.
